Deed of Aaron Howard Genung & Alice Hughes Genung his wife

This Indenture
Made the    21st   day of September, in the year of One Thousand
nine hundred and twenty-seven.

Between Aaron Howard Genung and Alice H. Genung, his wife of
the Town of Dryden, Tompkins County, New York.

Whitnesseth – That the said part of the first part, for and in consideration of
the sum of ONE DOLLAR AND OTHER CONSIDERATIONS--------------Dollars
($1.00), lawful money of the United States, _____________________________________________
___________________________________paid by the said part _________________________________ of the second part, do hereby grand and release unto the said part ___________________________of the second part, ________________________________________________heirs and assigns forever,

All that Tract, or Parcel of Land, situated in the Town of Dryden, County of Tompkins and State of NewYork, being a part of Lot No. 84 in the said Town, bounded and described as follows, to wit: Beginning at the north-west corner of said lot, thence running south on the west line of said lot to land heretofore conveyed by Peleg Ellis to Ishabod Palmerston and now occupied by John McMaster; thence east to the highway leading to Caroline; thence northerly along the center of said highway to the north-west corner of land hereto- fore conveyed by Peleg Ellis to Johnathan Luce, thence east on  said Luce’s north line 88 rods to a stake for a corner; thence north 
to the highway, running east and west by the school house; thence  north along the center of the highway to the north line of said lot No. 84 and thence west 120 rods to the place of beginning supposed to contain 110 Acres more or less subject, however, to all  highways laid out thereon, being the same premises described in a  deed from Peleg Ellis and wife to John M. Smith dated November 4th, 1850, and recorded in the Tompkins Count Clerk’s Office in Liber 
55 of Deeds at page 297 excepting and reserving the following described parcels:

One of four acres conveyed by John M. Smith and wife to John J. Ellis by deed dated January 11th, 1869, and recorded in the Tompkins County Clerk’s Office in Liber 3 of Dryden Deeds at page  540.

One of 9 and 54/100 of an Acre conveyed by John M. Smith and  wife to Henry Northrup and Mary Northrup by deed dated December 1st 1871, and recorded in the Tompkins County Clerk’s Office in Liber  4 of Dryden Deeds at page 362; also reserving two acres sold by John Smith and wife to the Ellis Hollow Cheese and Butter Co. by deed  dated January 7th, 1869, and recorded in the Tompkins County Clerk’s  Office in Liber 4 of Dryden Deeds at page 500.

Also that parcel conveyed by Ann H. Smith to the Trustees of  the Methodist Episcopal Church in Ellis Hollow by deed dated  February 27, 1895, and recorded in the Tompkins County Clerk’s  Office in Liber 147 of Deeds at page 66, said parcel being a lot 153 feet deep one side and 160 feet deep the other by 120 feet  wide.

Also excepting and reserving the part of said farm now owned  by Malvina Zimmer, William Bennett, and Charles McGill. Also excepting and reserving to the Aaron Howard Genung eight and fifteen-sixteen  hundredths (8 15/16) acres more or less. On the westerly side of said farm bounded and described as follows: Commencing at the northwest corner of the lands hereby reserved, where the line of lands of James Gleason and Otis Mitchell, intersect; running thence east on said Lot line twenty (20) rods to an iron stake; thence south, to the center of the highway; thence along the center of the highway – west four (4) rods; thence south twenty one (21) rods; thence west sixteen (16) rods, to the center of the highway leading to Caroline; thence north and across the highway seventy-five and three-fourths (75 ¾ rods to the place of beginning.

There is hereby conveyed the John M. Smith farm, so called, which was conveyed by deed recorded in Tompkins County Clerk’s Office in Book 203 of Deeds at page 579, less the above reservations and exceptions.

There is also hereby conveyed a strip of land in said town of Dryden Tompkins County, N. Y., on Lot No. 84 in said town and bounded and described as follows; on the north by the center of the highway a distance of two rods; on the west by lands formerly owned by John M. Smith and later by Eda Banfield; on the east by lands formerly owned by Eliza Loomis and now owned or occupied by Agnes Jursic; being two rods wide east and west and extending southerly bounded by parallel lines twenty rods from the center of the highway and being the premises conveyed to Eda Banfield by deed recorded in Tompkins County Clerk’s Office in Book 186 of Deeds at page 599, to which reference is hereby made.

Genung to me personally known to be the same persons described in and who executed the foregoing instrument, and they each duly acknowledged to me that they executed the same

along with a map of the bountries.

Reservation in deed to Wesley Eastman

There is also excepted and reserved to Aaron Howard Genung of the parties of the first part, 
about 8 15/16 acres of land, more or less, lying along the westerly side of the premises above described, bounded and described as follows; Commencing at the northwest corner of said Lot No. 84, being the northwest corner of said farm, and running thence east along the north line of said Lot No. 84, 20 rods to an iron stake; thence south, parallel with the west line of said lots, to the center of the highway; thence west along the center of said highway 4 rods; thence south, parallel with the west line of said  Lot No. 84 and thence north along the west line of said Lot No. 84, 75 ¾ rods more or less to the place of beginning.

These papers were in the Genung family records of
Wilbur Howard Genung, son of Aaron Howard Genung & and his wife Alice (Hughes) Genung.
This land was on the land of the Headwater House – the Homestead of Peleg Ellis and family.
Wilber Howard Genung was born in this home on August 4, 1925.

 

 

Peleg Ellis was one of the first settlers in this area.
The area was named after him and his brother John Ellis of whom John became the King of Dryden.
John M. Smith married Ann Ellis, daughter of Peleg Ellis.
They bought the old homestead and sold it to Leslie Banfield and his wife Edna. They lived there until they sold it to my grandparents - Aaron Howard Genung and wife Alice Mary Hughes Genung.
Eda Banfield I believe is an error for Edna Banfield
She was Edna Loomis and married Leslie Banfield
